Crosland Wins RFP for Urban Infill Mixed-Use in Historic Charlottesville

Martha Jefferson Hospital Board Chooses Crosland to Integrate 1929 Paterson Wing into Retail, Office and Residential Mix in Downtown

Charlottesville, Va., April 24, 2009 – Crosland LLC has won exclusive negotiating rights to lead the redevelopment of Martha Jefferson Hospital’s 14 acres of property in downtown Charlottesville, which includes the current hospital campus.

A nationwide search drew interest from 25 groups and formal responses from 11 development teams, followed by a head-to-head competition involving four finalists. Crosland was then selected by the hospital board as its partner of choice to preserve the hospital’s legacy and create a significant master-planned development.

“This is a once-in-a-generation opportunity for downtown Charlottesville,” said hospital spokesman Steve Bowers. “We’ve taken a very patient approach to finding the right partner who understood our vision, as well as the desires of the city and the surrounding neighborhood. Crosland listened to the needs of all those groups and has previewed concepts that are innovative yet sensitive to the historic environment.”

The team led by Crosland includes the firm’s long-time development partner, Celebration Associates, and Insite Properties as the core development group. Key consultants include Urban Design Associates, with offices in Pittsburgh and Charlottesville, and Cooper, Robertson & Partners of New York (urban planning and architecture); Charlottesville-based Nelson Byrd Woltz (landscape architecture); Patton Harris Rust & Associates of Chantilly, Va. (engineering) and Staunton, Va.-based Frazier Associates (historic preservation).

Martha Jefferson is moving 2.5 miles to its new facility on an 88-acre site in Albemarle County in 2012, leaving behind its current hospital location and various adjacent holdings in the historic Martha Jefferson neighborhood. The hospital has continuously operated for more than 105 years at its current location, which is located just two blocks from Charlottesville’s downtown pedestrian mall.

After more than a year of study and planning, Crosland presented the board with a range of redevelopment options to consider. All options involve the preservation and adaptive reuse of the 1929 Patterson Wing at the heart of the development, surrounded by meaningful open space, pedestrian-oriented retail that is expected to include a grocer and restaurants, vertically integrated offices and multifamily residences and detached homes.

“Martha Jefferson Hospital has been very clear about what is important to them – preserving the site’s history and their legacy at this location, creating a vibrant plan that fits the neighborhood, and transitioning this property into a new, great place for Charlottesville,” said Steve Mauldin, president of Crosland’s mixed/multi-use division. “As a team, we share the hospital’s core values and long-term approach. Crosland’s initial plans include the preservation and conversion of several historic homes owned by the hospital back into residences. The hospital, Crosland and city officials will be involved in a 120-day negotiation period, with the ultimate goal of beginning redevelopment of the main site as soon as the hospital property is vacated. The project’s full build-out is expected to take five to 10 years to complete.

Crosland is currently active in multiple large-scale projects in Virginia. Chesterfield County selected Crosland to lead the comprehensive, multi-use redevelopment of Cloverleaf Mall outside of Richmond, and Crosland is serving as a co-developer for the award-winning, conservation-based Homestead Preserve (Bath County) and Bundoran Farm (Albemarle County) projects led by Celebration Associates.
